nbfashion @jensue007 Hi, could you please tell me the following, please? 1/ is the waist fixed or elastic 2/ what is the hip measurement (measured across the crotch)? 3/ what’s the inseam? 4/ and if the total length is only 31.1”, it sounds like someone had shortened these pants by good 11-12” & I’m hoping that they didn’t cut it off, but rather hemmed it - how much hem is there to be let out, please? Thank you!

jensue007 @nbfashion the inseam is 31.1" that is average for pants and not hemmed. the length is not from hip. hips measures across at 38.6". The material has some stretch but the waist is not elastic.
