Columbia Omni-wick breathable water resistant hiking pants, beige

Hiking pants by Columbia in a nice, lightweight, breathable material. They're also water-resistant and will hold off a light rain (I tested it in the shower and it still works!). They're super comfortable especially for summer hiking. They're in good condition EXCEPT: the bottom of the hem is stained red (and a bit of blue) from my boots, and there is a bit of tree sap on the back (see detail pictures). I haven't been able to get either out with multiple washes and the pants are priced accordingly.
