Hi M! Thank you very much for your offer! I want to send a $ that is reasonable for both parties as I would like for it to have a nice new home. I do have to consider the 20% PM fee as you have also experienced. That said I would like for both of us to be happy. I will counter my lowest, I hope that works for you.
