There’s a copy in my closet. 10%-20% is considered reasonable. 30% is possible, on the edge. Anything more than that is considered to be unreasonable. Your initial offer of almost 70% falls in the last category. How would you feel if someone made you an offer of 70% below asking price? I’ll accept an offer of $18, which is still more than 30% off.
